Cash Back on New Homes
My Cash Back Program that I offer to home buyers applies as well to brand new homes. So, when you buy a just built home from a developer, I will give cash back from my commission. Just make sure that you come to me first, before you go to the developer. Because if you go directly to the developer without being represented by a realtor, then the developer will not pay any commission to me, so then I will not be able to give you the cash back.
So I will explain to you how this works:
- If you go directly to the developer, he will offer you the home for a certain price. In this case you will not be represented by a realtor and the developer doesn’t pay any commission to a buyer’s realtor. You will not only lose the opportunity to get your cash back from me, but you will not get my professional services to protect you.
- If you come to me first to represent you as your realtor, then the seller will offer you the home for the same price, but he will have to pay me a buying commission. Out of this commission, I will give you a cheque as cash back (with a minimum $5,500 to me). This is my way of saying thank you for using me as your realtor. And you will be getting my professional services for free.
