Buying a house in Victoria, BC? Get back thousands of dollars from my commission when buying a house using me as your realtor! 

 

1. How does the Cash Back Program work?

Typically, the commission paid by the seller is split in half between the seller’s agent and the buyer’s agent. So, normally I would get half of the commission for being the buyer’s agent.  Through my Cash Back Program, I give you up to 50% of my commission as cash back.

2. Would I still get full service although you give away a big part of your commission?

Absolutely, you will receive the full service. I will regularly email you a personalized list of the homes that meet your criteria, I will show you the homes personally, I will provide comparables, I will handle the offer and the negotiation. I will help you every step of the way. And more over, I will be available to directly answer my phone anytime and show you properties 7 days a week.

3. Why do you offer the Cash Back Program?

I offer these huge savings to my clients as an incentive to choose me as their realtor. I prefer to work harder and get more clients for a lower commission. I think that the customers would appreciate that I give them these savings and would recommend me to their friends, as well.

4. Can you show me a private listing?

Yes, I do show private listings.  If you want to put an offer on a private listing, I ask the private seller for a reasonable commission. The minimum $5,500 buying commission applies here, as for any other house.

5. Approximately how much cash back would I get on a house of $600,000, for example?

For a $600,000 house, you would get $3,500.

Please see the table below for examples of cash back. The table is based on buying commission of 3% on the first $100,000 plus 1.5% on the balance. You can see in the table that the savings are huge when you are buying a house using me as your realtor.

6. How and when do I get the money?

I will give the money by cheque as soon as I get paid. This is usually in 7-10 days from completion day.
